Victoria Theatre
The Cultural Complex houses three theaters: a 599 seat main auditorium, a 150 seat theater with raked seating and a 100 seat performance space at the lower level. The main theater with a ceiling height of 30 feet is a monumental space reminiscent of the grandeur of turn of the century New York City playhouses. Ornamental decoration, though conceived in modern architectural language, will identify the Riant Theatre as a modern landmark for performance. The theaters have full support spaces including ample storage and rehearsal studios, a green room, lounge and dressing rooms. The upper floors of the Theater Complex allow for commercial rentals and residential accommodations.
The roof top of the Theater becomes an outdoor terrace for the ballroom situated on the first floor of the Tower. The next three tower floors are commercial office space with full amenities; the fifth to twenty-fifth floors are high-end residential condominiums.
Retail space is provided at all levels with prominent street exposure behind a full-height glass facade. These locations are also suitable for upbeat, trendy restaurants or exhibit space.
One significant feature of the project is the Atrium. Envisioned as an extension of the performance spaces, the garden will be open 24 hours as a public amenity, and will also function as the theater entrance. It is conceived with a retractable roof for open air festival performances.
The studio was hired to perform a feasibility study inclusive of a full development proforma for the Center. We were tasked with developing building program, conceptual stacking and planning, and establishing total project cost, and income projections. Total project costs, included in the report, were acquisition costs, hard costs, construction costs, FFE, soft costs (fees), financing costs, carrying costs including full contingencies. We also outlined capital structure assumptions including required capital, debt and equity numbers, debt structure and selling assumptions.
The Riant Cultural Center and Tower was conceived as an international venue for theatre and other cultural events with a luxury residential and commercial tower. The program accommodates retail opportunities as well as artists-in-residence programs.
